Information we collect

You can browse properties without an account. When you register, enquire about a property, or apply as a partner, we collect the account, contact, property interest, and business information you provide.

Tenant and landlord identity verification collects your legal name, date of birth, phone number, residential address, state, country, and a government-issued identity document. We do not request raw NIN numbers or biometric information.

Property conversations

We store property-linked messages, participant identities, send times and read status to support private tenant conversations with agents and landlords. Only the original participants can access their history while their accounts remain active and email verified. Suspended or deactivated accounts cannot send or read messages.

Admins do not receive general access to messages. Specifically authorized Homz reviewers may read limited conversation content for disputes, fraud investigations, user complaints, safety incidents or another documented authorized reason. Each content page records the reviewer, reason, case reference and access time. Reviewers cannot reply as a participant or change messages. Keep identity documents and payment credentials out of conversations.

Conversation message retention is 90 days under the separately approved messaging deletion policy. Conversation metadata and audit records support accountability and dispute handling. Retention automation requires an approved expiry rule before activation.

How we use and protect information

We use your information to manage your account, respond to property enquiries, review identity evidence, and assess partner applications. Supabase stores marketplace records and private identity evidence. Only you and authorized reviewers can access your identity submission. Documents are delivered through authenticated downloads. Internal partner review notes remain private to admins.

When email is configured, Resend delivers account and application notifications. We do not sell personal information for marketing.

Retention

Identity drafts are retained for 90 days from creation. Submitted evidence is retained for 90 days from submission; a review decision starts a new 90-day evidence retention period. The scheduled deletion process removes documents and identity details after that period. Review decisions and audit history remain to support account verification and accountability.

Partner applications and approved partner contact records are held for review and relationship management. You may request correction or deletion through Homz. Partner retention periods are configured separately under the approved business policy.

Cookies and abuse prevention

We use functional cookies to keep you signed in and provide private partner status access. Partner access links expire after one hour; the resulting status session lasts up to one day. We do not use advertising trackers. To limit automated abuse, partner submission counters use hashed network and email identifiers. These counters are removed after one day.
